The tests are hard and tricky. You have to take alot of notes. He takes attendance every time.
Very interesting professor. Very knowledgable. Tests are not too bad if you go to class and take notes. I would highly recommend taking Professor Black if you want to learn about real estate.
I'm a real estate paralegal and I can honestly say this man really knows his stuff... Real Estate is complicated and broad as it is, but he really breaks it down to those who don't know the business.. I highly recommend him.. You can tell he's not one of those that took a 24-hr mortgage broker test to get licensed.
I would never take a class with this professor again. After he was absent more than 2 times from the class, he gave us a final exam with questions and materials that he never explained.
Great professor. He is well educated, respectful and dynamic. His class is very interesting and you will learn a lot. His exams are not easy, but they are not hard either. If you go to class, take GOOD NOTES you will do good.

This is the worst professor I've ever had. He is hestitant to answer questions and does not explain the subject matter clearly. What's even worse is that he's disrespectful to the point of calling students dumb in front of the class. I think this professor is not even qualified to teach in middle school.
This professor is horrible, would not take him ever again, especially a WEBCT-online class. I took him about 3 semesters ago... He truly was not helpful as an online professor. He constantly had issues with his lectures and most of his exams came from these unreliable lectures. No extra credit or project just quizzes and exams. He knows real estate

I do not recommend this teacher. Not helpful at all. His test are stupid, especailly the math portion the time that he gives to answer and fax is not enough. Do not know where he gets is questions from they are too hard for that time limit.
If you like real estate, he's a great professor. Don't take it with him if its an elective..
Excellent professor. Took thru Web CT. His lectures are clear and are very helpful on the exams. I recommend him for the learning experience. He does not trick you. You have to read and hear the lecture notes to get an A.
quizzes are easy, however, the math portion is kind of confusing, and he does not explain clearly how to solve the exercises. I took him online and everybody was complaining. Please do not take him online, maybe as a teacher he is not bad in a regular class, but I do not recommend him online at all.
I took him online. What a nightmare. Online quizes are ok, but the test kill you. He only gives you a 48 hour window to take the tests, and you have to fax the math portion to him. You only have 80 minutes to do the math, not enough time.. since the questions are impossibly hard. He is also rude, and doesnt like to answer questions. DO NOT TAKE
annoying teacher who makes you listen to his obnoxious lectures that he does with his scratchy voice you will hate life. Puts me in a bad mood just talking about it. He is probably the worst professor I have ever had. Do not take him unless you have no other choice.
Had him online. He gets annoyed if you ask any questions about the work. He even sent me a couple of emails in all CAPS telling me that I needed to read the book, and stop asking stupid questions.The math part of the test is really hard and he expects you to do it and fax it to him w/in 80 minutes. Are we in the 1980's? A FAX!? Are you kidding me?!
AVOID AT ALL COSTS. UNLESS YOU WANT TO RISK YOUR GPA! I have taken harder classes than this one and somehow received a better grade than the grade awarded by this professor. The final is cummulative, and he will include topics not discussed through lectures or the midterm/quizzes. Participation credit is not equally considered. TWO THUMBS DOWN !!
Can't speak for the online course because I took the class in lecture format. I can honestly say that there wasn't one exam question all semester that we did not discuss before taking the exam. All you have to do to get an A is take notes on everything he says in class. Then study from those notes. If only it was that straightforward in every class
This class is easy. I took it online. Every week you have a test of 10 questions. Read the chapters and you will do fine.
As simple as that!!! If you want to ruin you GPA take Paul Black.He play with people lives.Fiu should be ashamed to have this man under its payrrol.This is why FIU is a Tier 4 University.
Don't get my wrong, Black knows his stuff but can not teach the material apprioately. I am a senior majoring in finance and found this course to be the hardest I have ever taken. His exams are all tricky and he will not let you out of school before time with no breaks. He is very rude to the students and not helpful when questions are asked. I
Took this class online. He makes you fax your exam to him! The tests are MUCH harder than you'd think, so be prepared for that. The ON-CAMPUS exam was MUCH harder than the midterm. Other than that, the quizzes were pretty easy.
I have always been an A student but this man singlehandedly ruined my gpa. I had a B in the class before the final. I took it and thought I did very well. Next thing i know grades come out and I have a D in the class. Its terrible that RE majors don't have a choice but to take him. Now I'm stuck taking him again to finish my major... Damn this man
I think other reviews are a bit ridiculous and harsh. He doesn't baby his students but he is fair. Grade is based on 3 equal m.c. exams and attendance. No h/w. 2nd and 3rd exams were miserable for me cause I'm terrible at math and about 30% of each relied on 5 math questions. Lectures are long but we had a break and got out early if he finished.

Professor is not helpful at all. Very rude and talks down to his students. If your looking for a professor that is helpful don't take his class especially not for real estate which should be an easy elective but if you take it with him it's not. I spoke to multiple students who failed his class

Great professor. Very knowledgeable. Will help if you make the effort. Attendance is mandatory however there are only 4 exams and that's it. Hard grader but passed.
Professor is knowledgable of area of study. Ask a question and he may give you a smart answer making you feel like you are stupid to ask that question. His audio lectures are great and complement the reading. You must study, listen to the lectures, and understand the math worksheet he sends out. It contains RE formulas used in the field.
Yikes. He is way into his stories and how miserable having a wife is. Out of three hours of class he probably takes 2 hours out of class giving examples with his personal stories. Yes he knows the material really well but how he explains material vs. the tests does not match. YOU should stay away from this professor

This professor is tough. The class is NOT the easiest one i've taken. I understood the lectures and the quizzes but when it comes the exams they are really hard. 1 exam you can take at home with a time limit but the math questions are really hard and then the final exam you have to take it at school with him. Do the EXTRA CREDIT assignments!!!
The professor is great at lectures since he gives real life examples that help in understanding the material. I had no clue on real estate matters but his examples made it easy for me to grasp concepts and definitions etc. He provided us with his own summary book. His exams are not multiple choice, you will need to read and understand everything.
Taken online. Lectures cover pretty much everything. Some test questions are questionable, but he doesn't want to hear it. MUST write "interesting" articles about the current real estate news, or you won't get a good grade. In my opinion easy with deadlines.
This class is an easy class if you read the summary he provides. The tests come directly from the summary and his lectures which are very easy to follow. The only difficult part about this class is the math. You would need to remember formulas which aren't hard at all. He also recognizes those who are willing to learn. I'm no genius and I got an A

Great teacher, class is hard if you have no idea about Real Estate. If you study you should be fine. Professor really wants to help you if you show interest and communicate with him. Go to all the lectures, take notes of what he's saying plus the outlines he gives of each chapter, study that and you will be fine.
The worst and hardest professor ever. Half of my major classes i had to take it online and none of them compares with this class. Stay away from him. You will regret taking this class.
Teacher is so knowledgeable it's hard not to admire if you are someone interested or knowledgeable in RE. Very tough grader and will not budge with his grade no matter how unfair it may seem. Do your work early and submit it, DO NOT procrastinate. He once moved a deadline from Sunday to Wednesday ON WEDNESDAY. Class is difficult but doable.
This the worse professor by far I had in my entire time in FIU. It seems very good at first but he had no initiative to help students. He is very tough grader and will not make any effort to help you.
DO NOT TAKE THIS GUY. I wish I never did. He does not teach, although he knows his stuff. He tells stories about his personal life and rushes through steps. God forbid you ask a question, he will be very rude and blow you off. You are on your own. There are only 3 exams, nothing else. Very hard tests. No review. Way too hard for an elective!
The online videos are extremely helpful. Real estate is not an easy subject, but as long as you study the notes and the videos you will do great!
This class, with this professor, is tough, but you will learn some good Real Estate. Exams' multiple choice questions are tricky, and they contain 5 math problems each. He know his stuff, and explain really well. 3 exams 90% of the total grade and the rest is attendance. buy a financial calculator and learn how to use it to not fail the class.
Great professor, clear lectures. But like everything else, you have to study. This is not an easy A. If you're in the real estate business heavily (like I am). This class should be easier for you! Definitely recommend!
This guy doesnt listen to students and tells them to halt their questions just to get his point across. Hes a horrible lecturer and the one person hes brought in as a guest speaker shouldve been teaching us the class instead. Hes old school and doesnt get how to teach without acting like a lawyer (not in the good way).

His online lectures cover the information on the quizzes and exams, incl. the math problems which he works out step by step. He is very knowledgeable in his field and provides info that you will find useful not only if you go in the RE field, but also for the purchase/finance of your home. Im not sure why others give him bad reviews. Great class!
As someone who did not know the slightest basic of Real Estate, the class is definitely manageable. The way he explains the material in his lectures make it so easy to understand! Two article reviews a week, weekly quizzes, two ProctorU exams, and final. Exams are made up of multiple choice from the quizzes and math problems.
After reading the reviews I was really hesitant to take this course but after taking it I can honestly say that he was great! He's extremely knowledgeable. Professor Black provided the book for the class and the final grade was based on 3 tests. This might sound risky but you just have to memorize info on a few simple chapters.
I don't know who wrote a good review about professor black but do your self a favor and press that search bar and search for someone else. You will be better dropping out of school because this guy will just screw you at the end anyway. He didn't grade 2 of our assignments and on the last day bumped the whole class a whole letter grade.
I received an A, but he's tough ... Vague instructions, closed assignments early (no due dates provided), disrespectful email responses Class itself was okay, but you need to put in the work as there is a lot of information to cover.
What was supposed to be a breeze in the summer turned out to be a nightmare. The professor has no professionalism at all. He went and closed early the so-called class participation articles that HE CLAIMED we had the entire semester to do. Mind you we only had 5 weeks in a 6-week semester. Plus, he gave us all a letter grade lower than what we had.
I never get bad grades and I just got my first C because of him! He is all together a good professor, I enjoyed his lectures (although they're recorded years ago and they're bad quality) BUT he closed off our assignment one week early, with NO heads up. And the math portion of the exam, he doesn't tell you what you got wrong or why.. NEVER again!

One of the worst professors at FIU in terms of respectfulness and grading, in my opinion. Doesnt explain grading process what so ever. Will give you an D even if you show your work and have the right answers. But if you ask him if he graded incorrectly he gets offended. Retirement is coming up hopefully.
I was scared to take this class because of the reviews, but hes not so bad. My only complaint is that he wasnt very clear, he just covers his butt in writing. His bark is worse than his bite. For exam 1 know EVERYTHING from the lectures and review the quiz questions. For the rest of the exams review the quiz questions and learn some of the math.

Although it's real estate "principles" it's not a cake class that you just breeze through. U need to put in some work and know ur financial math. His class structure (and the nature of online classes) make this class harder. Some of his Canvas videos are confusing and need improvement. I would not take him again.
The exams are really hard and different to what he teaches, I was studying a lot and couldnt get more than 60 . The whole class was failing. He doesnt curve or anything

If you want an easy grade this is not the class for you. I have enjoyed his class lectures but I would have preferred if he would have given more practice problems in order to do well on the exams since the only grade you will have through the semester will be based on 3 to 4 exams.

If you're looking to take an elective, don't take this class. You have to put in a lot of time to study for the exams, which are really hard. His class is old structured, expect to barely use Canvas for the class. Overall, not a good class to take unless you're really interested in learning about real estate or have a lot of time on your hands

Professor is not bad, he is really old school. Your grade will be based on your midterm and final. He gave as an extra credit at the end of the semester but never give us a grade for for it. He does not like to use computer. Don't take this professor if you don't have too much time to study.

Great person, and I also liked the fact that he provides student the textbook. The only downside I would say about the course is that your grade is only based on three exams; there are no other assignments in the class, and the exams are weighed heavy. I recommend making flashcards for the material in the textbook and practicing the math examples.
Lectures are weak, Exams (80%), 25-30 article reviews (10%), Quizzes(10%) Not very respectful nor caring nor helpful nor online savvy. Canvas is used but blocks grade. Exam write-in worth 24% is THE likely piece to ruin expectations. Exam written answer grading is, Janky and UNCLEAR. ExtraCred is worthless (.5%-1%) of total grade. Good Luck fr fr
AVOID THIS PROFESSOR AT ALL COSTS!! Exams weigh heavily at 80% of the grade, yet they're terrible with zero feedback (he can give u a 0 and not explain why). What's worse, his SPITEFUL demeanor towards student is clear, it's like resents us. Save yourself the stress and find an instructor who genuinely supports your success.
He obligates you to show the process of how you got to your answer in the test, it separates multiple question and math portion and have to finish both in 2 hours max, he does not tell you what you did wrong in the test or why you did not receive any credit for that process. I would highly suggest looking for other professor.
This has been the worst class i have taken at FIU, If this class is an elective do not take him. Exams are 80% of the grade and the math portion of the exam is graded tough. He does not care about anyone and will accuse people of cheating
I took this as an fully online mini term. This class was not easy. There is an optional textbook but to pass you have to watch all 12 chapter lectures (some over 1hr) as well as read the PowerPoints. Most of the work is on canvas but 80% of your grade is weighted on the Midterm and Final exam.
Took class fully online, pretty easy not too big of a workload. About a quiz & discussion post a week, very doable.
RE is my major so I loved the lectures. Notified us of networking opportunities (one of them wasn't free but he paid for his student attendees.) Read before class because he could call on you. Everything is in paper, but if you reach out on canvas inbox he will respond quickly. Will answer questions eagerly. After exams he reviews answers.
I'm not a real estate major, but after taking his class as an elective, I'm definitely transitioning. His lectures are interesting and he shares real-life transactions as examples. He's funny, so the class is never boring (in-person). It's test-heavy with no homework, so attendance is key and provides math study guide. He loves questions, so ask!
The hardest Elective class I've ever taken by far. The exams are 80% of the grade and no homework or quizzes to help offset the extremely difficult exams. Each exam has on average 8-10 chapters and gives you a huge booklet with the math portion being visually unappealing. It baffles me this professor has even one 5 star review.
Lowest grade I've received & its an elective. The exams make up 80% of your grade, with a percentage of these exams being free response answers (essay & math & grade harshly). He notes participation will end unannounced, but proceeded to do it mid-week, which threw off many. His lectures are excessively slow paced & textbook is helpful. Don't take.
This is real estate principles and if you take in person Online is worse the lectures dont even have audio an not even see clear. NO POWERPOINT lots of group work projects with exit tickets , LOTS OF MATH I tried very very hard got a C almost a D if it wasnt for the extra credit for attending a networking event
Do not even get me started. This is an elective for me and I am great at math.... but his math portions on the exam were horrible. You have to get an average of 70% on both math portions or he drops you a whole grade letter. The tests take up 80% of your grade and his lectures do not help. Honorlock on all exams. Prepare to watch hours of lectures because the professor doesn't give you notes or powerpoints. Exams are based on information specifically from the lectures, which are not included in the textbook. If you don't do well on the math portion of this class, he will drop your grade by a letter. So even if you technically passed, he will still fail you.
